Most leaks are not where the water lands

Water travels. It enters at a failed detail, runs along the deck or through the insulation, and shows up at the first place the assembly lets it down — often many feet from the actual breach. Diagnosis is the job; patching is the easy part.

The details that fail first are almost always the same: base flashings, curbs and penetrations, terminations at parapets and walls, drains and scuppers, and laps that were never properly rolled.

Before we get there

Move what you can out from under the drip. Set containers, not tarps, under an active leak — a tarp spreads water across ceiling tile. Photograph the interior staining and note the time relative to the rain. If it's safe, note whether the leak starts with the rain or an hour into it; a delayed leak usually means saturated insulation rather than an open hole.

Do not send anyone onto a wet commercial roof.

How fast can Lloyd Roofing respond to a leak?

Why does my roof only leak in heavy rain?
Intermittent leaks usually trace to details — laps, flashings, penetrations — rather than the field membrane. Light rain doesn't build enough head pressure to push water through. It also points to a multi-ply system being more forgiving than single-ply.
Can you repair a roof another contractor installed?
Yes. We repair and install all types of roofs. If the roof is still under a manufacturer's warranty, tell us — the wrong repair can void it, and Lloyd Roofing is an approved applicator for most major manufacturers.
Should I repair or replace?
If the deck is sound and the leaks are traceable to details, repair. If the insulation is wet across large areas or the membrane has failed in the field, repairs become a subscription. We assess and price both.
