The question behind the question
Nobody actually wants to know whether BUR is better than single-ply. They want to know what happens when this roof fails, and whether they will be the one explaining it.
That reframes everything. A built-up roof buys redundancy: several independent layers of waterproofing, so that a puncture, a split lap or a dropped tool is a maintenance item rather than a leak over a server room. A single-ply roof buys speed and economy: one factory-made sheet, welded, over a large simple area, at lower first cost.
Over a twenty-year hold, the cheaper roof is the one that doesn't leak.
When single-ply is obviously right
- Large, simple, low-traffic roof areas where sheet size wins
- Structures where deck loading is constrained
- Buildings where cooling load matters and a reflective membrane pays for itself
- Schedules that cannot accommodate hot work
When built-up is obviously right
- Healthcare, institutional and campus buildings where a leak is a shutdown
- Roofs with heavy foot traffic and dense rooftop equipment
- Owners holding the asset for twenty years rather than five
- Roofs where the surfacing has to take abuse — gravel over coal tar, for instance
And when neither answer is the answer
Modified bitumen exists precisely because this comparison is a false binary. It takes the qualities of a BUR system along with the qualities of a single-ply roof: a factory-made polymer-modified sheet, installed over a base sheet, giving you a multi-ply assembly without field-mixing the bitumen.
