Five things that will save you money.

Contain it — with buckets, not tarps

A tarp spreads water laterally across ceiling tile and into places it was never going. A container catches it. If the ceiling is bulging, puncture it deliberately over a container rather than letting it collapse across the room.

Move what water ruins

Inventory, servers, electrical panels, documents. Water follows conduit and structural steel — the drip you see may not be the lowest point it reaches.

Photograph the staining, and note the time

Does the leak start with the rain, or an hour into it? An immediate leak usually means an open path. A delayed leak usually means saturated insulation. That single observation changes the diagnosis.

Find out who made the roof

If the roof is under a manufacturer's warranty, the wrong repair voids it. Lloyd Roofing is an approved applicator for most major commercial manufacturers and can repair within warranty terms.

Do not do these things

  • Do not send anyone onto a wet commercial roof. Membrane is slick, and skylights and aging curbs fail under weight.
  • Do not caulk or tar over the visible interior stain. The breach is almost never above it.
  • Do not let an unknown contractor cut into the assembly. A test cut in the wrong place voids warranties and creates a second leak.
  • Do not wait for the rain to stop to call. Diagnosis is easier while water is actively moving.

What should I do first when a commercial roof leaks?
Set containers, not tarps, under the drip — a tarp spreads water across ceiling tile. Move equipment and inventory. Photograph the interior staining and note the time relative to the rain. Then call 1-800-421-3830.
Should I go up on the roof?
No. Do not send anyone onto a wet commercial roof. Membrane is slick, skylights and old curbs fail under weight, and the leak is rarely visible from above anyway.
Why is my roof only leaking in heavy rain?
Intermittent leaks usually trace to details — laps, flashings, penetrations — rather than the field membrane. Light rain never builds enough head pressure to push water through.
Will an emergency repair void my roof warranty?
The wrong repair can. Tell Lloyd Roofing who manufactured the roof — the company is an approved applicator for GAF, Carlisle, Firestone, Johns Manville, Soprema, Tremco, Siplast, FiberTite and others, and can repair within warranty terms.
